Pricing it right the first time
The first step is determining how much your house is really worth. There are many reputable appraisal companies who will assess your property and generate a fair market value based on various factors including special features of your home, how it has been maintained and location of the property in conjunction with local market conditions.
Many sellers tend to think their home is worth more than it actually is. This is partly because as sellers, we often have emotional connections to our homes and falsely attribute a dollar value for what is really sentimental value.
Appraisal companies are objective and will give you the answer you need to know.
Disclosures must be made informing prospective buyers of any defects that could affect their use and enjoyment of the house. We can explain what these are so that you understand what must be disclosed to avoid expensive lawsuits in the future.

Negotiation is a delicate art. As sellers, we have emotional connections to our property and often let that get in the way when negotiating with a buyer. A good agent is experienced and emotionally unattached, often allowing for a more realistic negotiation and favorable results.
Most buyers will want to have a home inspection performed before following through with the purchase. They have a limited amount of time to have this inspection performed, and likewise, the seller has a limited amount of time to respond. This is a very common practice.
The buyer will usually come in with their agent and an inspector of their choosing to perform the inspection – without the seller present. Afterward, they will likely present a list of items that they would like to have repaired at the seller’s expense.
As your listing agent, it’s our responsibility to help you negotiate with the buyer on what items will be repaired at your cost, and what items the buyer will have to accept as-is. Repairs can add up to thousands of dollars very quickly.
We understand the importance of negotiating minimal repairs, while keeping the sale in tact. We may even suggest bringing in additional contractors for bids or second opinions before agreeing to the repairs.
From the minute you receive an offer on your house until the closing, a lot of communication and negotiation will be taking place between the loan officers, appraisal company, attorneys, banks and other players involved in this transaction.
