Our Approach to Selling a Home
Selling a home can be challenging. It’s important to define who the ideal buyer of your house would be. Is it a one-bedroom apartment suitable for a bachelor? Maybe it’s a starter home for newlyweds?
By defining the ideal buyer, you will be able to market the property accordingly and increase inquiries from ideal prospects. Some sellers think it’s about the quantity of prospects generated. At Omaha Homes Group, we know that it’s the quality of these prospects that matter.
Obligation free market analysis
We are happy to come to your home and perform a thorough, complimentary Comparable Market Analysis (CMA) to determine what your home is worth in the current market. We will take into account both current and future competition, any recent improvements, and any improvements you plan to make before listing.
Advice for improvements
With our finger on the pulse of Omaha real estate, we know what buyers are looking for.
There are many improvements that can be done before selling a home, with little cost and effort. From updating light fixtures, to interior décor and basic maintenance, small tweaks can create big changes that really differentiate your listing from your competitors. It can be as simple as de-cluttering, rearranging furniture to make a room appear larger, or hanging a framed mirror in a bathroom. Each home is different. Each seller is in a unique situation.
We do encourage you to call us prior to investing money towards any improvements. In doing so, we can better advise you on what improvements will make a difference in the final sale price.
Multi-faceted marketing approach
We believe in using a multi-faceted marketing approach to maximize a listing’s exposure. According to the National Association of Realtors, 90% of homebuyers start their home search on the internet. As such, we find it important for your listing to have a strong online presence. Your listing will also be featured on our website. We will also share your home’s details online, creating shareable Facebook albums and custom-tailoring information on third party sites like Zillow, Trulia, and Realtor.com.
We’ll place a personalized “For Sale” sign on your front yard with a weather-proof brochure box for buyers who pass by and want more information. Additionally, throughout the listing period, we’ll coordinate with you and host various open-houses for buyers to view the property.
Professional photography & staging
Since over 90% of prospective home-buyers use the internet to begin their search, photos have become increasingly important for selling homes. Photos are the first thing that home-buyers see and ultimately drive their decision as to whether or not they want to view the house. If your home doesn’t stand out, you may not get buyers in the door.
We work with you to get every room in tip-top shape, then bring in a professional photographer to take well-lit photos that will showcase the home at its finest.
Detailed showing brochure
It goes without saying that your listing should have a professionally designed and detailed brochure highlighting your properties unique selling points. Buyers can look at upwards of a dozen houses in one day. Our custom tailored listing brochure will help them remember key details about your listing so that it’s not quickly forgotten. We will design and print these brochures for you. We will also have these available digitally so that they can be sent directly via email to interested parties.
